Maintenance Services

Our CMDB is the focal point of our service application and all linked processes. As you have seen, our CMDB may contain a wealth of asset information beyond the traditional "IT" designated asset.

How it all works

Take a physical asset such as a building elevator. Elevators require routine maintenance to keep them in peak performance, they requires routine safety inspections and a minimal annual certification of worthiness (certification scheduled and performed by a city inspector) with a inspection certificate issued and displayed in the elevator for public viewing.   It seems straight forward that the CMDB is the central repository responsible for monitoring the physical asset however, it is the evolution of the maintenance processes that encompass the asset that involve and require additional resources that have a distinct process relationship to the asset such as:.

  • Incident Management - issued requests for maintenance or repair
  • Task management - routine scheduled maintenance inspections
  • Task Management - Annual city worthiness inspection
  • Change Management - modification and upgrades
  • Risk Management - Asset(s) linked to an issue investigation

As each process occurs and is completed the underlying asset information must be updated (automatically) accordingly.  Tasks that involve scheduled maintenance must be undated and rescheduled for the next "cycle" to be due sometime in the future.  

Any asset in the CMDB has the potential to be linked to a process.  Traditional assets, software assets and physical asset all have this potential.

Functionality

 The elevator must be in compliance with all requirements to be certified for use. The elevator inspector will have a checklist of items that includes (but is not limited to) examining/testing the following:

  • Car Buffers
  • Counterweight Buffers
  • Safeties
  • Overspeed Governor
  • Slack-Rope Devices
  • Normal Limits
  • Final Limits
  • Firefighters Emergency Operation.
  • Standby Power Operation.
